 Team Structure

Invicta Property Management, like many property management firms, consists of two key roles: property managers and property operators (technicians). Each role has distinct responsibilities:

  • Owner and Tenant Relations: They act as a liaison between property owners and tenants, ensuring that both parties' needs and concerns are addressed.

Lease Agreements: They negotiate and manage lease agreements, ensuring terms are favorable and adhered to by both landlords and tenants.

Agents of the Owners: Property managers represent the property owners in various capacities, such as interacting with officials and vendors.

Upkeep of Property Operations: They oversee the general operations of the property, ensuring that everything runs smoothly and efficiently.

  • Agents of the Owner: Similar to property managers, operators also act on behalf of the property owners but with a more technical focus.

Providing Reports: They are responsible for reporting on various aspects of the property's condition and operations.

Supervising Vendors and Maintenance Operations: Operators oversee vendors and maintenance work, ensuring that tasks are completed efficiently and correctly.

Upkeeping State Codes: A critical part of their role is to ensure that the property remains in compliance with state codes and regulations.

Together, these roles ensure that properties under Invicta Property Management are well-maintained, compliant with laws and regulations and that the relationships between owners, tenants, and other stakeholders are managed professionally.

Invicta’s Commitment to Section 8

  • Section 8 is a federal housing assistance program that provides rental subsidies to low-income individuals and families in need. The program helps millions of people across the United States afford safe and decent housing, reducing homelessness and promoting stable communities. By assisting low-income households to access housing, Section 8 helps break the cycle of poverty and provides a foundation for people to build better lives. It also benefits society as a whole by reducing the strain on emergency shelters, hospitals, and other public services. Overall, Section 8 is a crucial program that supports vulnerable individuals and strengthens communities.

  • As a property management company, we understand the importance of safe and affordable housing for all individuals. We are committed to helping people with Section 8 vouchers find good and safe homes by working closely with them and their case managers. Our team ensures that all of our properties meet the strict standards set by the Section 8 program, providing safe and comfortable living conditions. We also provide ongoing support to our tenants to ensure that their needs are met and that they have a positive renting experience. Our goal is to help those with Section 8 vouchers find homes that they love and can thrive in, while also providing landlords with reliable tenants who pay their rent on time. By working together, we can create stronger communities and ensure that everyone has access to quality housing.
